Client: Maple Grove Development + Lancashire County Council

We were appointed as lead designer and master planners by Maple Grove Developments and Lancashire County Council to design a major employment lead, mixed use development to be known as Lancashire Central. This existing green field site is located at the western termination of the M65 motorway, 8km south of Preston town Centre. Comprising 109 Acres the development proposes up to 155,000sqm (1.6Msqft) of new industrial, logistic & manufacturing; upto 19,000sqm (200Ksqft) of office and business use; upto 26,000sqm (280Ksqft) of leisure space and upto 30,00sqm (320Ksqft) of mixed-use development (retail, hotel, gym etc.), complemented by 117 residential homes, all delivered across 5 separate development zones.

The masterplan seeks to complement the existing Regional Green Infrastructure Plan with the creation of extensive ecological green infrastructure within the curtilage of the site forming an essential driver to the design, helping to create strong linkages through the masterplan. The proposed development aims to promote sustainable biodiversity by retaining, protecting, and enhancing key features of biological interest through the site.
