Following the completion of the UK's first distribution facility to connect road, rail, and water, this project expands the initial site into a major logistics hub as part of the Atlantic Gateway regeneration. The strategic masterplan outlines a 6.5 million sq ft expansion east of Irlam, utilizing the new deep-water link between the Manchester Ship Canal and Port Salford to serve the Greater Manchester area.

Within this broader framework, 110 acres of industrial and commercial space have been designed with multiple layout options to adapt quickly to market demands. The current masterplan accommodates roughly 1.3 million sq ft of B1, B2, and B8 floor space, offering unit sizes ranging from 20,000 to 350,000 sq ft. Driven by this flexible strategy, work is already underway to deliver 750,000 sq ft of bespoke facilities for major occupiers, including Premier Farnell and another international distributor.
