The PCT Unit, is a 100,000sqft industrial unit part of the masterplan developed with the St Francis Group, incorporating logistics, residential and HS2 rail allocations. This is an integral offices designed and developed as a speculative unit. We were appointed by the incoming purchaser to undertake their bespoke fit out for their pharmaceutical distribution business. The developer shell contract incorporated standard two storey offices, but the fit out required racking, testing labs, sorting and picking lines all within the main body of the building structure. This also necessitated some minor amendments to the planning consent resulting from the MEP servicing requirements for the pharmaceutical environment.

The project was delivered under Design and Build procurement with FRA being novated to the main contractor following completion of the pre-contract services.
