The Airfields, Deeside, is a masterplan development developed by Praxis located to the south west of Chester on the Welsh side of the England Wales border.

The project commenced in 2013, with the full 243 acre site being broken down into commercial and residential parts.

Welsh Government funding allowed for the main road infrastructure to be constructed in two phases, around which individual plots were then progressively released for purchasers to then develop out themselves. In advance of any plot sales we developed conceptual layouts for Praxis to test plot capacity. And as custodians of the masterplan we managed progressive updates and produced plot development plans for the Praxis Sales / Legal team.

The landscape design solution was integral with the overall masterplan as it incorporated considerable drainage swales that allowed for management of the upstream flood risk for the site. Ultimately the flood waters would drain down to the river Dee but the agreement with Flintshire County Council was for this to be handled on a slow and managed release basis.

The residential part of the development accommodates 725 private dwellings, developed by Countryside and Anwyl.

The commercial plots to the north have been developed out as large scale B2 and B8 developments, with the eastern boundary plots facing onto Welsh Road dedicated to smaller retail and commercial uses including a district centre.
