Situated moments from Manchester Piccadilly Station within the vibrant Gay Village, the Piccadilly Warehouse complex comprises two distinct buildings: Mindell House and Bloom Street.
The project involves the conversion of these historic assets into compact residential accommodation for students and young professionals for a total of 80 units. The design celebrated the existing fabric, with apartments featuring exposed brickwork, historic shafts, and original soffit millboard left exposed and fire protected from above.
Inheriting the scheme at Stage 4, we refined the layouts to meet current regulations while strengthening the conservation strategy to better integrate the building’s historical assets. Key interventions included unboxing the cast-iron columns to make them a focal point and restoring industrial artifacts, to tell the story of the building’s past.
