Station Road | Stockport
Client: Northern Group
This detailed masterplan, proposes the regeneration of a 4.75-hectare parcel of vacant, overgrown land located off Station Road in Reddish. Uniquely straddling the borders of Stockport and Manchester, the site is currently inaccessible in some areas and suffers from anti-social behaviour. The proposed landscape-led residential development aims to transform the land by introducing structured public access and natural surveillance to create a safer, thriving community.
The project seeks to deliver 200 new dwellings, comprising a mix of houses and apartments of varying sizes and tenures, with a commitment to providing at least 50% affordable homes. To achieve a careful balance between development and nature, 2.45 hectares will be dedicated to housing, while the remaining 2.3 hectares will be retained and enhanced as open public space. This expansive green area will feature new play spaces designed for local residents, schools, and the wider community. Additionally, a central lake within the site will be preserved and improved, offering safe, flexible community use that includes dedicated fishing piers.
The masterplan prioritizes connectivity by retaining existing pedestrian and cycle routes while introducing new footpaths and improved access points.
