Spanning 450 acres along the River Thames, this ambitious regeneration project transforms a former Shell Oil terminal into a vibrant, 5-million-square-foot sustainable ecosystem. Rather than settling for a standard industrial layout, we designed a forward-thinking business park that seamlessly integrates a dedicated Industries Campus, an Energy Park, and a cutting-edge Innovation Hub, alongside modern manufacturing and logistics spaces.

The masterplan takes full advantage of the site's exceptional tri-modal transport links, ensuring peak connectivity while placing a strong emphasis on local ecology and green practices. Beyond its commercial capabilities, the development is deeply rooted in the human experience. It features high-quality, accessible amenities crafted to serve as a genuine, welcoming asset for both daily employees and the surrounding neighborhood. Reflecting a highly collaborative approach, this vision evolved through extensive engagement with local stakeholders, culminating in an outline planning application submitted in January 2018.
