Knowsley Lane has been developed as a speculative industrial / logistics development masterplan accommodating three independent sites, all accessed from a single entry point from the public highway.

The three units have been developed to offer a variety of sizes; 30,000sqft, 50,000sqft and 70,000sqft. All units have internal office space over two floors and standard external service yard and parking provision within each dedicated plot boundary.

The site is complex with a number of parameters that offered a challenge to the design of regular plot proportions:

  • A portion of the site was sterile to development due to services easements being retained.

  • The existing farm needed to be retained without impact by the new development

  • Neighbouring residential properties imposed sensitivities for the proximity of the logistics buildings, along with acoustic attenuation measures being required.

  • Opportunity for site access options was restricted due to existing infrastructure size and necessary visibility splay and slip road widening.

In addition to accommodating all of these parameters, the final solution achieved retention of a large extent of existing mature tree planting which helped to set the tone for the development and it’s integration with the existing context.

The site also accommodates a sizable surface water attenuation pond without impacting the service yard or car park sizing.
