Residential-Led Masterplan

This project comprises a residential-led masterplan delivering approximately 500 new homes within a strategically located site on the edge of a major town centre in the Midlands. Responding to a clear need for additional housing in the area, the proposal seeks to create a well-connected, inclusive neighbourhood that contributes positively to its wider urban context.

The site benefits from significant planned infrastructure investment, including new transport connections providing enhanced links to a major Midlands city. A future proposed metro station within walking distance will offer direct, sustainable connectivity, reinforcing the site’s role as a key residential destination. A central canal divides the site into two distinct parcels, brought together through a new pedestrian and cycle bridge that forms a defining feature of the masterplan and encourages movement, permeability, and visual connection across the development.

The masterplan is shaped by existing site constraints, including substantial level changes, retaining walls, a surface water pond, and areas protected by tree preservation orders. Rather than treating these elements as limitations, the design embraces them as opportunities to inform landscape structure, building placement, and public realm. Careful management of levels creates a coherent street network that integrates the development with surrounding neighbourhoods, while retained natural features form part of a strong green infrastructure strategy.

The proposal delivers a high-quality residential environment that balances density with amenity, landscape, and connectivity. By responding sensitively to its physical context and environmental constraints, the masterplan establishes a distinctive sense of place while contributing much-needed new housing to the area.
